Grantsville's for-sale shelf tops 165 as new-construction supply outruns summer buyers

Active listings in Grantsville jumped to 165 in July 2026, up from 116 in June and 100 in May — the sharpest inventory build of the past six months. Only 13 homes closed, the lightest month since last November, and well under the 24-sale monthly average of the past year. With supply climbing and closings this thin, the numbers below should be read as a read on a smaller-than-usual group of sales, not a verdict on the whole market.

Market pulse

Inventory has climbed every month since April — 97, then 100, 116, and now 165 — while new listings hit 65 in July, nearly double June's 37. Closings have moved the other way, falling from 30 in May to 17 in June to just 13 in July, the slowest month since November's 13. Days on market actually tightened, with the median dropping to 28 days from 39 in June, and the sale-to-list ratio ticked up to 101.27%, tied for the highest reading of the year — a sign the homes that ARE selling are still moving fast and often above ask, even as the overall shelf grows. That combination — quick, competitive sales for some homes alongside a fast-growing backlog of others — points to a market splitting between well-priced listings and everything else sitting behind them.

Mortgage context

The 30-year averaged 6.79% in July, up from 6.19% in February and continuing a climb that's run six straight months. Today's spot rate sits at 6.75%, flat over the past 30 days, so the affordability squeeze buyers are feeling traces back to that slow spring-to-summer creep rather than anything that happened in the last month.

Payment math

A $465,000 median-priced home in Grantsville, financed with 20% down at today's 6.75%, runs $2,412 a month in principal and interest — the same figure as 30 days ago since the rate hasn't budged, but $137 more than the $2,275 payment buyers locked in back in February when rates averaged 6.19%.

If you're buying

With 165 homes active against just 13 closings, buyers finally have room to negotiate on the listings that have been sitting — look past the fast movers like Matthews Meadows and Palomino Ranch, both of which sold in under 50 days, toward inventory that's lingered since spring. Homes priced realistically are still fetching 101% of list, so lowball offers on the good ones won't land; save the leverage for stale listings elsewhere on the shelf.

If you're selling

If your home isn't priced to compete, July's numbers are a warning: new listings nearly doubled to 65 while only 13 sold, so buyers now have far more choices than a month ago. Price close to what's actually closing in the $400-700K band — a median of $495,950 in July — rather than the $554,900 median list price, or expect your home to join the growing backlog.

Outlook

Expect the active count to keep climbing through late summer as new listings continue outpacing a thin buyer pool, especially with rates holding near 6.75-6.8%. If closings stay in the 13-20 range while inventory keeps adding 30-40 homes a month, look for sellers to start cutting prices more visibly by September, and for the sale-to-list ratio to soften off July's 101.27% peak.

Watch for

If new listings keep running above 60 a month while closings stay under 20, Grantsville's active inventory could push past 200 homes by September, tipping more of the market toward buyer leverage.
