Centerville closings rebound to 10, but 64 listings keep buyers in charge

Centerville is leaning toward a buyer's market. Closings rose 25% in September 2026 to 10 from August's 8, yet that is still well short of the 15 that closed in September 2025. Active listings reached 64 against 34 a year ago, and nine of the ten sales closed below list price. The median sale price of $619,250 looks strong against last September's $480,000, but with so few closings it swings with whichever homes happen to sell, and the average of $775,750 was pulled up by two Summerhill Lane sales.

Supply has built steadily: active listings went from 31 in May to 35 in June, 46 in July, 60 in August and 64 in September. Homes are taking longer to sell, too. The median was 54 days on market in September, down from August's 65 but far above May's 6. Sale-to-list slipped to 97.33% from 98.3% in August, and none of September's ten sales closed exactly at list. The split is by price: the five sales over $700,000 took a median 121 days, while the five in the $400,000-$700,000 range took 50. Summerhill Lane, with two closings in the 121-day range, drove the high end of the month.

The 30-year rate averaged 6.42% in April and 7.14% in September. It now sits at 7.75%, up 0.875 percentage points in the past 30 days. Buyers who watched rates climb all summer are hesitating, which fits a month where only 17 new listings arrived and the existing shelf barely moved.

Financing a $619,000 median home with 20% down costs $3,549 a month in principal and interest at 7.75%, which is $295 more than the $3,254 payment at 6.875% thirty days ago, and $444 above the April low, when rates averaged 6.42% and the payment would have been $3,105.

If your home is in the $400,000-$700,000 range, you have the better odds: those homes moved in a median 50 days. Higher-priced sellers should expect a long listing period and plan on a price adjustment, as five September closings did. Buyers commuting down I-15 to Salt Lake City or up to Hill AFB still make Centerville a steady draw, but not at any price.

Expect the slower winter pace to arrive on top of rates in the mid-7s. Fall usually firms before the holidays, but with 64 listings and only 17 new ones in September, the sellers with the most patience may be the ones who hold their price.
