About
Ledges Of St George
The Ledges of St. George on the County Record
The first plats for The Ledges of St. George were recorded with the Washington County Recorder in March 2006, and the community is still growing: the most recent phases, Yellow Knolls Phase 2 and High Point Phase 2, were recorded in July 2025. In all, the county lists 40 recorded plats under the Ledges of St. George name, covering about 700 residential lots and 49 common-area parcels.
Built in Two Waves
The record shows a long pause. Seven plats were recorded in 2006 and early 2007, then none until July 2015, when The Ledges at Snow Canyon, L.L.C. recorded the first White Rocks phase. That company is the developer of record on every plat since. A run of named neighborhoods followed: White Rocks, Northgate Peaks, Hidden Pinyon, Sand Cove, Johnson Arch, Pocket Mesa, Hillcrest, Yellow Knolls, High Point, Fairways East and Cinder Bluffs.
The homes follow the same pattern. Of the roughly 340 single-family homes on the assessor’s record through 2022, about one in six was built between 2006 and 2009. Half were built in 2019 or later.
Lot Sizes Vary by Neighborhood
The median lot is about 0.13 acre (roughly 5,700 sq ft), but the middle half of lots ranges from about 4,000 to nearly 18,000 square feet. Some phases are compact patio-home pads; others are much larger lots. Check the plat for the specific phase before assuming a lot size.
What the Plats Tell Buyers
- HOA and CC&Rs. The 2025 High Point plat places its lots in the Ledges East master-planned community, subject to the Ledges East Master Owners Association and its master declaration of covenants, conditions and restrictions. The original 2006 Phase 1 plat assigns common-area maintenance to the homeowners association. Ask your title company for the declarations that apply to your phase.
- Building rules on some phases. The Phase 1 plat requires every home to be single-story. Phase 1 and High Point Phase 2 both designate specific lots as walkout-basement lots.
- Geotechnical reports. Plats from both eras reference soils reports by Applied Geotechnical Engineering Consultants, available from the developer and on file with the City of St. George. If you’re buying a lot to build on, read the report for your phase.
The Ledges Golf Club, a Matt Dye design, runs through the community. The original plat shows it as a private golf course bordering the Phase 1 lots.
