Closings sped up a little in Salt Lake City this September. The median home took 15 days to sell, down from 20 in August and well under the 36 days of a year ago. Only 117 homes closed, about 58% of the 202 monthly average, so treat the $543,500 median home price as a soft reading. Active listings reached 872, up from 552 a year ago, which makes this a buyer-leaning housing market even with the faster pace.
Market pulse
Listings grew from 478 in May to 872 in September, while closings dropped from 271 to 117. New listings have held near 330 for three months, so inventory is no longer building as fast as it was in August. Speed is the one measure that improved: median days on market fell from 20 in August to 15. Sale-to-list rose to 98.7% from 97.9%, and 36 of the 117 closings took a price cut first.
Mortgage context
Buyers in the $400,000 to $700,000 range feel the rate most in Salt Lake City, since 47 of September's 117 closings fell there at a median $499,900. Those homes took 19 days to sell, slower than the 12 days for sales over $700,000. With the 30-year rate up 0.375 percentage points in 30 days, that middle group has the least cushion.
Payment math
Put 20% down on the $544,000 median home price and the monthly principal-and-interest payment is $3,040 at 7.5%, which is $111 more than the $2,929 it cost 30 days ago at 7.125%; compared with April's low, when rates averaged 6.42% and the payment would have been $2,725, it is $315 higher.
If you're buying
Look at homes that have sat past 39 days, since a quarter of September's sales took longer than that and 55 of 117 closed below list. In Federal Heights, three homes closed at a median $1,450,000, but one or two sales is thin evidence, so lean on listings with price cuts. Ask for seller-paid rate help rather than just a lower price, given the payment jump.
If you're selling
Your home is competing with 872 active listings, and the median list price of $525,000 sits below the $543,500 median sale price, so price near recent closings. Buyers paid 98.7% of list in September, so a 1% to 2% cushion is realistic, not more. In the Avenues, two homes closed at a median $975,014 in 5 days, which shows well-priced homes still move.
Outlook
Showings normally thin from October into winter, and with about 7.5 months of supply at September's pace, listings will probably stay high into early 2027. The 7.5% rate keeps the payment hurdle in place for the next 60 to 90 days. Expect more price cuts than in spring and sellers to answer them.
Watch for
If new listings stay near 330 a month while closings stay near 117, supply would remain above 7 months through December and sale-to-list could slip toward 97.5%.
