Right now Hyrum leans toward buyers. Homes that closed in September 2026 took a median 68 days on market, up from 24 in August and 7 in June. The sale-to-list ratio slipped to 97.13% from 99.88%, and 8 of the 10 closings went below asking. A year ago, September closed 15 homes in a median 35 days, so this is a clear step slower.

Market pulse

Days on market went from 7 in June to 11 in July, 24 in August and 68 in September. A quarter of September's closings took longer than 107 days. Closings rose to 10 from 7 in August, but new listings doubled to 12 from 6, and active listings sit at 43. The median sale price of $562,500 looks strong, but the median list price is $509,900. That mismatch comes from a few higher-priced closings, such as Rolling Hills at $660,000 and Canyon Estates at $647,903 after 97 days. Don't read it as a price jump. Only 10 homes closed, so the median can swing widely.

Mortgage context

The 30-year rate averaged 6.42% in April and 7.14% in September. It has since reached 7.75%, up 0.875 percentage points in 30 days. For Cache Valley buyers stretching toward the $500,000-plus range, that jump helps explain why homes are sitting longer and sellers are giving ground on price.

Payment math

Financing Hyrum's $563,000 median home with 20% down costs $3,224 a month in principal and interest at 7.75%, which is $268 more than the $2,956 at 6.875% thirty days ago. That is $403 above April's low, when rates averaged 6.42% and the payment would have been $2,821.

If you're buying

Focus on homes that have sat past 60 days. September's $400,000 to $700,000 band closed at a median 59 days, and 6 of 10 closings took a price cut first. Homes like the Canyon Estates sale at 97 days and the Lynn Lindley Mini Subdivision sale at 116 days show where sellers are negotiating. Ask for rate buydowns or closing credits, since the monthly payment is the real hurdle.

If you're selling

Price to the sold numbers, not last summer's. The sale-to-list ratio is 97.13%, and quick sales at full price were a June story. If you list in Rolling Hills or Canyon Estates, expect showings to run slower than the 7-day pace of June. A realistic first price will beat a cut after 60 days. Autumn weather is firming up, but winter slows things further.

Outlook

Expect slower going through the winter. Cache Valley typically quiets after October, and the rate rise to 7.75% adds pressure. With 43 active homes and about 4 months of supply at September's pace, buyers should keep the edge, though a thin sale count can swing results month to month. Spring often brings buyers back, but only if rates ease.

Watch for

If the 30-year stays near 7.75% and new listings keep running at 12 a month, median days on market likely stays above 60 and sale-to-list could drift toward 96% by December.

"Hyrum's slow-down September: the quick summer closings gave way to a 68-day wait."

Common questions about Hyrum this month

How long does it take to sell a home in Hyrum right now? ▾

The median sale price was $562,500, up from $495,000 in August. But only 10 homes closed, and the median list price was $509,900. A few higher-priced sales lifted the median, so don't treat it as a market-wide gain.

How are rates affecting Hyrum buyers? ▾
