Homes moved noticeably faster in August — median days on market fell to 18, down from 31 in July, even as active listings climbed to 182, the highest point in the past six months. It's a split signal: the homes that sell are moving quickly, but there are far more of them sitting unsold, with only 32 closings against that inventory. A year ago in August 2025, 31 homes sold at a $575,000 median with 111 active listings; this August's median sale price of $494,000 comes in well below that, though the higher 2025 figure leaned on the strength of an outlier $3.2 million sale in the Mitchell subdivision.

Market pulse

Days on market has swung widely since spring — 18 in May, 19 in June, 31 in July, back down to 18 in August — while active listings have climbed steadily every month since March's 92, reaching 182 in August. New listings held near 70 for the third straight month, but closings haven't kept pace, running 32 in August against a 38-sale average over the prior year. At this pace it would take roughly 5.7 months to sell everything currently listed, up from 4.8 months in July and roughly double the 2.4-month reading from back in May.

Mortgage context

The 30-year rate sits at 6.875% today, up 0.125 percentage points from 6.75% a month ago, and has climbed from 6.16% back in February through 6.79% in July before easing slightly to 6.77% for August's average. That six-month climb is squeezing buyers even as local inventory expands, a combination that typically favors buyers on price but not necessarily on financing cost.

Payment math

A $494,000 median home with 20% down finances $395,200, and at today's 6.875% that runs $2,596 a month in principal and interest — $33 more than the $2,563 payment from 6.75% just 30 days ago, and $186 above the $2,410 payment homes carried back in February when rates averaged 6.16%.

If you're buying

With 182 homes active against just 32 closings, you have room to negotiate — 16 sellers cut price before closing in August alone. Look at Highline at American Fork, where the median sale sits near $489,990 but this month's closer took 76 days, a sign that pricing has to be realistic even in the neighborhood carrying the most volume. In the $400K-$700K band, days on market run a tight median of 16, so faster movement is still there if a home is priced right.

If you're selling

Price to the $494,000 median, not the $500,240 asking median — that $6,240 gap is what's separating homes that close from ones sitting past 60 days. Sixteen of August's 32 closings needed a price adjustment first, so don't wait three weeks to test the market at an aspirational number. Homes over $700K are taking a median 62 days here, so if you're in that range, expect a longer runway and price with that patience built in.

Outlook

Expect the wider selection to persist into fall — warm alpine summer weather has kept new listings flowing, but with closings stuck near 32 a month, sellers will keep facing more competition from each other. Rates near 6.875% mean buyers are unlikely to see meaningful payment relief soon, so expect continued price flexibility from sellers, particularly above $700,000 where days on market ran a median 62 in August.

Watch for

If new listings keep running near 70 a month while closings hold near 32, active inventory could push past 220 by November, softening the sale-to-list ratio further below August's 98.83%.

"American Fork: quicker sales, deeper shelf, softer prices."

Common questions about American Fork this month

Is American Fork a buyer's or seller's market in August 2026? ▾

Leaning toward buyers. Active listings reached 182, the most in the past six months, against only 32 closings, and at that pace it would take about 5.7 months to sell everything currently listed. Sellers are having to compete harder — 16 of the 32 August closings needed a price adjustment before selling.

Why are homes selling faster in American Fork if inventory is climbing? ▾

Median days on market dropped to 18 in August from 31 in July, but that reflects the subset of homes priced to move — the $400K-$700K band closed in a median 16 days, while pricier homes over $700K took a median 62 days. Faster overall speed and rising inventory aren't contradictory; they show a market where correctly priced homes still sell quickly while overpriced ones sit.

How much has the mortgage rate increase affected monthly payments in American Fork? ▾

On the $494,000 median home with 20% down, the monthly principal-and-interest payment is $2,596 at today's 6.875% rate, up $33 from 30 days ago and up $186 from February's $2,410 payment when rates averaged 6.16%. That's a meaningful move for buyers stretching to qualify.

Should sellers in American Fork expect to cut their price? ▾

Possibly — 16 of the 32 homes that closed in August had a price change before selling, and the median list price of $500,240 sits above the $494,000 median sale price. Pricing close to what's actually closing, rather than to the broader asking-price average, appears to be moving homes faster.

What's happening with higher-end homes over $700,000 in American Fork? ▾

That segment is slower — a median 62 days on market in August versus 16 days for homes in the $400K-$700K range. Only 5 homes in that price band closed in August, including one in Bridges at $1,390,000 and one in Quail Hollow that took 114 days to sell.
