The South Jordan housing market slowed in September, and the median home price fell to $566,068 from $629,975 in August. Homes took a median 42 days to sell, up from 32 the month before. With 456 homes for sale and about 6.5 months of supply, buyers have more to choose from than at any point in the past year. Sellers still got about 98.8% of list price.

Market pulse

Active listings grew from 287 in April to 456 in September, while closings dropped from 123 to 68. The September count was well under the prior 12-month average of 94. New listings fell to 141 from 178 in August, so sellers are not rushing in, but homes are not leaving quickly either. Daybreak, the biggest source of sales, closed 30 homes at a median $522,450 in 42 days, compared with 44 homes at $639,469 in August.

Mortgage context

Most September buying here happened in the $400,000 to $700,000 range, where 44 of the 68 closings landed. Those buyers are the most exposed to a rate that has moved from 7.125% to 7.5% in 30 days. Only 20 closings were above $700,000, so the jump in cost is mostly landing on the move-up and first-home crowd.

Payment math

Buying at the $566,000 median home price with 20% down now means $3,166 a month in principal and interest at 7.5%, which is $115 more than the $3,051 at 7.125% thirty days ago, and $327 above April's low, when rates averaged 6.42% and the payment would have been $2,839.

If you're buying

Press on listings that have passed 42 days on market. Of the 68 September closings, 26 took a price cut first, so a cut request is realistic. In Daybreak Springhouse, four homes closed at a median $558,568 after 46 days, which suggests there is room to bargain there.

If you're selling

Buyers paid about 98.8% of list in September, so a 1% to 2% pad over your target is all the market supports. Priced like August's $629,975 median, a Daybreak home will compete with 456 listings and likely sit. Check Daybreak's $522,450 September median and price to those closings.

Outlook

Northern Utah usually firms briefly in early fall, then cools into winter. With 456 listings and 7.5% rates, expect South Jordan to stay a buyer-leaning market through year-end. Prices could soften further if closings stay near 68 a month.

Watch for

If new listings stay near 141 a month while closings hold near 68, supply would stay above 6 months through winter and the median sale price could slip toward the low $500,000s.
