Santaquin closings drop to 17 in June as rate costs climb faster than buyers can absorb them

Closed sales in Santaquin fell to 17 in June 2026, down from 26 in May and well below the 40 closed in June 2025 - a 34.6% drop from last year's pace even as the number of homes on the market kept climbing. Active listings reached 152, up from 120 in May and 107 in April, while new listings held at 56. That combination - fewer sales chasing more inventory - is the story of the month, not the median price, which moved to $451,350 on a sample small enough to swing around.

Market pulse

Days on market bottomed at a median of 10 in April, rebounded to 23 in May, and settled at 18 in June - still fast by the standards of last November's 51-day median but no longer the buyer stampede April suggested. Sale-to-list ratios have held right at 100% since April, meaning list prices are landing close to reality even as volume thins. The bigger shift is inventory: active listings have nearly doubled from 77 in January to 152 in June, while sold counts have gone the other direction, from 26 in April and May down to 17 in June. Nine of June's 17 sales had taken a prior price cut, the highest share of any month this year with usable price-cut data.

Mortgage context

The 30-year rate has moved from a six-month low of 6.19% in February to 6.875% today, an increase of 0.68 percentage points, with the most recent 30 days alone adding 0.25 percentage points from 6.625% to that level. That climb is showing up directly in local demand: June's 17 closings are the fewest of any month in the past year, and buyers financing near the median price are absorbing a real payment increase on top of already-higher list prices.

Payment math

Financing Santaquin's $451,000 median home with 20% down costs $2,372 a month in principal and interest at today's 6.875%, up $60 from $2,312 just 30 days ago at 6.625%, and $163 above the $2,209 payment buyers locked in back in February 2026 when rates averaged 6.19% - that February figure is the six-month low.

If you're buying

With active listings at 152 - up from 120 in May and more than double January's 77 - you have room to negotiate, especially in Silver Oaks where the median sale of $314,900 came with 44 days on market. Look past the newest listings toward homes sitting three-plus weeks; six of June's 17 closings sold below list. Lock a rate soon: 30-year financing has climbed from 6.19% in February to 6.875% today, so waiting rarely saves money even with more homes to choose from.

If you're selling

Closings fell to 17 in June from 26 in both April and May, so price against what's actually selling - the 400-700k band's $505,000 median - rather than list-price wishing. Nine of June's 17 sales carried a prior price cut, so start closer to recent sale prices than to Santaquin's $539,900 median list. Homes still moved in a median 18 days, so priced-right listings in Ridge or Summit Ridge The Hills aren't sitting.

Outlook

With mortgage rates trending toward 6.875% and up 0.25 percentage points in just 30 days, expect June's slower pace to carry into July and August unless rates ease. Inventory at 152 active listings against only 17 June sales gives buyers more leverage than they've had all year, but sellers who price to the 400-700k band's $505,000 median rather than the $539,900 asking median should still find buyers within a few weeks.

Watch for

If active listings keep growing at the pace seen since January - 77 to 152 in six months - while closings stay near June's 17, months-of-supply readings will keep climbing and sellers may need to cut prices further to compete, following the nine price cuts already logged in June.
