Homes in West Jordan took a median 27 days to sell in August, up from 20 in July and nearly matching March's 14-day pace only in reverse — the slowest read since May's 26 days. Only 67 homes closed, down from 76 in July and well under the prior 12-month average of 100, while active listings jumped to 375 from 308 the month before. A year ago in August 2025, homes took even longer at 38 days, so this year's pace isn't historically slow — it's just moving the wrong direction after a fast spring.
Market pulse
Days on market has swung all year without settling: 14 in March, 17 in April, 26 in May, 11 in June, 20 in July, and now 27 in August — the slowest of the past six months. Active listings have climbed every month since May's 245, reaching 268 in June, 308 in July, and 375 in August, while closings have fallen the opposite direction from 107 in May to just 67 now. Sale-to-list ratio held near 99.55%, so pricing power hasn't broken down the way speed has — sellers who price correctly are still getting close to asking, they're just waiting longer to get there. Terraine and Sienna Hills stayed active among top subdivisions, though with smaller volumes than earlier in the year — four and two closings respectively, versus six and five in July.
Mortgage context
The 30-year mortgage rate averaged 6.77% in August, capping a climb from February's 6.15% low, and has since ticked up further to 6.875% as of early September. That's up 0.125 percentage points in just the past 30 days, adding to the same affordability pressure that's already thinning the pool of closings. Buyers financing near the median price are absorbing higher monthly payments right as the shelf of available homes grows, which is part of why fewer deals are getting done each month.
Payment math
A $522,000 median West Jordan home with 20% down runs $2,743 a month in principal and interest at today's 6.875% rate, $35 more than 30 days ago when the rate sat at 6.75%, and $199 above the $2,544 payment buyers locked in back in February 2026 when rates averaged 6.15%.
If you're buying
With 375 homes active against just 67 closings, you have room to negotiate — 31 of August's sales closed below asking. Look at Oquirrh Shadows and Terraine, where multiple homes closed near list, but also test offers below list on anything past 32 days, the median for the under-$400K band. Lock rate quotes early: 30-year rates moved from 6.75% to 6.875% in the past 30 days alone.
If you're selling
Closings fell from 76 in July to 67 in August while active listings kept climbing to 375, so pricing near recent comparable sales matters more than it did in spring. Homes in the Jordan subdivision closed at a median 22 days this month — that's roughly the pace to expect if you price realistically. Sellers holding out for over-asking offers are increasingly the exception: only 14 of August's 67 closings sold above list, down from 25 in July.
Outlook
With 375 homes active and closings down to 67, expect West Jordan's shelf to keep growing into fall unless new listings — which held near 154 in August — start pulling back. Warm late-summer weather across Salt Lake County has kept sellers listing, but with the 30-year rate at 6.875% and climbing, buyer urgency looks likely to stay soft into October. Watch days on market: another month above 25 would confirm the spring-to-fall slowdown is holding, not just a one-month blip.
Watch for
If the 30-year rate keeps climbing toward 7% this fall, expect closings to fall further below the 67 seen in August, pushing months-of-supply past 6 by year-end.
"West Jordan's slowdown month — fewer sales, more choices, slower closes."
Common questions about West Jordan this month
Is West Jordan a buyer's or seller's market in August 2026? ▾
It's tilting toward buyers. Active listings reached 375 against just 67 closings, and days on market stretched to 27 from 20 in July. Sellers who price near recent comparable sales are still closing near asking — sale-to-list held at 99.55% — but the pace has slowed noticeably since spring.
Why are West Jordan homes taking longer to sell this August? ▾
Days on market climbed to 27, up from 11 in June and 20 in July, as the number of active listings nearly doubled from 245 in May to 375 in August. More choices for buyers combined with mortgage rates near 6.875% mean fewer people are moving quickly on any single listing.
How much has the recent rate increase affected monthly payments in West Jordan? ▾
On the $522,000 median home with 20% down, the monthly principal-and-interest payment is $2,743 at today's 6.875% rate, up $35 from just 30 days ago at 6.75%. That's $199 more than buyers paid in February 2026, when rates averaged 6.15%.
Which West Jordan neighborhoods are still selling in August 2026? ▾
Terraine led with 4 closings at a median sale price of $540,337, followed by the Jordan subdivision with 3 sales at $590,000 and Sky Ranch with 3 sales near $458,959. Volumes are down across the board compared to spring, consistent with the broader slowdown in closings.
Should sellers expect to get their full asking price in West Jordan right now? ▾
Only 14 of August's 67 closings sold above list price, down from 25 in July, while 31 sold below asking. The overall sale-to-list ratio of 99.55% shows pricing is still close to asking on average, but the above-list bidding that was common earlier in the year has faded.
