South Salt Lake closings snap back to a 5-day median as summer buyers move fast.

Median days on market fell to 5 in June, down from 17 in May and a sharp reversal from the 28-day median a year ago in June 2025. Only 10 homes closed, fewer than May's 16, but the ones that sold moved fast — three-quarters of June's closings wrapped up inside 12 days. That pace, paired with active inventory climbing to 50 homes from 43 in May, points to a market where well-priced listings near the Millcreek corridor and the 300 East/Highland Drive commercial strip get snapped up while others sit unsold in a growing pool.

Market pulse

Sales volume has been uneven since spring: 6 closings in March, 15 in April, 16 in May, then 10 in June — still close to the 12-a-month pace this market has averaged over the past year. Median days on market swung from 103 in January down to 5 in February, back up to 24 in April, and down to 5 again in June, a pattern more about which specific homes closed than a clean trend. Active inventory has grown every month since November's 21 homes, reaching 50 in June, while new listings eased slightly to 19 from May's 26. The sale-to-list ratio held near 99% in June, essentially unchanged from May's 98.87%, showing pricing discipline even as choices for buyers expand.

Mortgage context

The 30-year averaged 6.66% in June and has since climbed to 6.875% today, up 0.25 percentage points from 6.625% just 30 days ago. That's part of why closings dipped to 10 even as speed picked up — buyers who can qualify are moving quickly on the right listing, but the rate climb from February's 6.19% average is trimming the pool of buyers who can qualify at all.

Payment math

A $513,250 median-priced home with 20% down runs $2,697 a month in principal and interest at today's 6.875%, which is $68 more than 30 days ago when the rate sat at 6.625%, and $185 above the $2,512 payment buyers locked in during February's 6.19% low.

If you're buying

With active inventory at 50 homes — the most in at least a year — buyers have more room to negotiate than the fast closing times suggest; the properties selling in under 12 days are priced right, so use recent comparable sales in Plat A Big Field Sur and District to gauge realistic offers rather than chasing the listing itself. Look at the under-$400K band, where June's two closings sold at a $254,475 median, for entry-level value near the 300 East corridor.

If you're selling

Price to the market that's actually closing: June's $400K-$700K band sold in a 4-day median at $546,500, meaning homes in good condition near Millcreek and the I-80/I-15 interchange are still moving on arrival. If your property isn't generating offers within two weeks, treat that as the signal to adjust — five of June's 10 sales closed below list, so buyers are pushing back on stretch pricing.

Outlook

Expect inventory to keep building through late summer as the usual seasonal listing push continues and rates near 6.875% slow the buyer pool, similar to patterns seen in nearby Sugar House and Millcreek this cycle. Closings should track close to the 12-a-month average rather than repeat May's 16, with speed staying high on well-priced homes and stalling on anything priced against last spring's stronger comparable sales.

Watch for

If the 30-year keeps climbing past 7% into August, expect closings to slip back toward the 5-6 a month lows seen last January and February rather than hold near June's 10.
