Santaquin inventory tops 178 as summer closings stay stuck near 22 a month.

Closed sales in Santaquin held at 22 in July, matching February's pace but still 40% below last July's 37 closings and well under the prior 12-month average of 25. That gap wouldn't matter much on its own, but active listings have now climbed for five straight months — from 89 in March to 178 in July — while new listings added another 62 homes to the shelf. Market pulse

Active inventory has more than doubled since March, moving from 89 to 178 homes by July, even as closings drifted from 26 in April and May down to 17 in June and back up to just 22 in July. Days on market crept from 18 in June to 21 in July, and the price-band mix shifted too — the over-$700K segment jumped from 1 sale in June to 5 in July, pulling the average sale price to $525,554 well above the $462,450 median. Sale-to-list dropped below 100% for the first time since March, landing at 98.25%, the clearest sign yet that list prices are outrunning what buyers will actually pay.

Mortgage context

The 30-year rate averaged 6.79% in July and has now climbed to 6.875% today, up 0.25 percentage points from 6.625% just 30 days ago. That's part of why sale-to-list slipped to 98.25% this month, the softest reading since last winter — buyers are testing lower offers as borrowing costs keep climbing.

Payment math

A median-priced Santaquin home now runs $462,000, and financing it with 20% down costs $2,430 a month in principal and interest at today's 6.875% rate — $61 more than the $2,369 payment buyers faced 30 days ago at 6.625%, and $167 above the $2,263 payment from February's 6.19% low.

If you're buying

With 178 active listings against just 22 closings, you have room to negotiate — 7 of July's sales closed below list and only 4 went above. Target Silver Oaks or Foothill Village, where multiple closings this month give you real comparable sales, and don't anchor to the $534,950 median list price when the median sale landed at $462,450. Homes over $700K are moving slower (60-day median), so there's more leverage in that band if you're stretching for space.

If you're selling

Sale-to-list slipped to 98.25% in July, the softest reading of the last six months, so pricing at or slightly under recent sales in your subdivision beats testing the market high. Eleven of July's 22 closings sold right at list price, which tells you accurate pricing still moves homes — the ones sitting are the ones priced to last spring's numbers. With inventory at 178 and climbing from 138 in June, expect more competition from similar listings in Ridge and Stratton Acres.

Outlook

With rates near 6.875% today and trending toward 6.88% for August per the monthly average, expect closings to stay in the low 20s through late summer rather than snap back to last July's 37. Inventory at 178 gives buyers real choice for the first time in over a year, and unless new listings slow well below July's 62, sellers should expect sale-to-list ratios to keep drifting toward the high 97% range into fall.

Watch for

If new listings keep running near 60 a month while closings hold in the low 20s, months-of-supply likely pushes past 9 by fall, pulling sale-to-list further below the 98% mark.
