Oak City sits at the base of the Canyon Mountains in Millard County, a small farming community of roughly 600 people about two and a half hours south of Salt Lake City off I-15. New construction here is genuinely rare — most of the housing stock is older ranch homes and farmhouses on generous lots, and what does get built tends to be custom homes on acreage rather than tract subdivisions. Buyers drawn to new builds in Oak City are usually looking for the same things: room to breathe, mountain views looking east into Oak City Canyon, irrigation water rights, and the ability to keep horses or run a small hobby farm without an HOA telling them otherwise. Lot sizes here often start at half an acre and climb from there.

The trade-off is location. Oak City is quiet — Delta is the nearest town with a grocery store and the closest hospital, and Fillmore (the Millard County seat) is about 20 minutes south. Summers are hot and dry, winters are cold but milder than the Wasatch Front, and you'll see real stars at night. Pricing tends to run well below comparable new construction in Utah County or Washington County, which is part of the appeal for remote workers, retirees, and families building their forever home on land they couldn't afford up north.
