Murray sellers cut prices as closings slip and inventory builds past 150

Murray closed 36 homes in June 2026, down 14% from May's 42 and below the 53 sold in June 2025 — even as active listings climbed to 152, the highest mark in the past six months. That combination, more homes for sale chasing fewer buyers, is the story of the month: sellers took price cuts on 11 of those 36 closings, compared with just 1 in June 2025.

Market pulse

Active listings moved from 106 in January to 152 in June, climbing every month since March's 104. Median days on market held near 14-15 days in May and June, but that speed masks weakening leverage: sold-below-list count rose to 27 of 36 in June from 21 of 42 in May, and the sale-to-list ratio slipped to 97.77% from 99.14%. Sold counts have run below the prior 12-month average of 42 for two straight months, with June's 36 sitting at 86% of that pace. At June's pace it would take about 4.2 months to sell everything currently listed, up from 3.24 months in May.

Mortgage context

The 30-year averaged 6.66% in June and climbed further to 6.73% in July, part of a run-up from February's 6.19% low. At today's spot rate of 6.875%, up 0.25 percentage points from 6.625% thirty days ago, borrowing costs are compounding the inventory build by keeping some buyers on the sidelines.

Payment math

A $536,000 median-priced Murray home with 20% down runs $2,819 a month in principal and interest at today's 6.875%, up $71 from $2,748 just 30 days ago at 6.625%, and $193 above the $2,626 payment buyers locked in back in February 2026 when rates averaged 6.19%.

If you're buying

Closings fell 14% from May's 42 to June's 36 even as active listings reached 152, so the leverage is shifting toward buyers who wait — 27 of June's 36 sales closed below list versus just 6 above. Target homes carrying a price cut (11 of the 36 closings had one) and lean on the under-$400k band, where median days on market stretched to 43 versus 13 in the $400k-$700k range. With rates at 6.875%, get quotes locked early since another 0.25-point move would add real dollars to the payment.

If you're selling

Price to the $499,945 median list, not last spring's numbers — sale-to-list slipped to 97.77% in June from 99.14% in May, and only 3 of 36 sales closed exactly at list. Homes in the $400k-$700k band still moved in a median 13 days, so properties in that range priced realistically from day one are outperforming; anything languishing past three weeks should expect a cut, which is already what happened in 11 of June's closings.

Outlook

With active inventory at 152 and new listings still arriving at 62 a month, expect sellers to keep trimming asking prices through late summer unless closings rebound toward the 42-per-month pace seen in May. Rates near 6.875% and climbing into July give buyers little urgency to compete on price, so the sale-to-list ratio likely drifts further below 98% before Labor Day. Homes in Murray Parkway Estates and Chevy Chase that priced correctly this spring still moved fast; that gap between well-priced and stale listings should widen.

Watch for

If new listings keep arriving above 60 a month while closings stay under 40, months of supply likely climbs past 5 by September and pushes the sale-to-list ratio toward the mid-96% range.
