Living in South Jordan, Utah: Pros, Cons, Safety & Home Prices
South Jordan, Utah pros and cons: Daybreak vs. the east side, home prices, safety, Jordan District schools, TRAX and FrontRunner, traffic and HOAs.

South Jordan is a large, fast-growing suburb in the southwest Salt Lake Valley, about 18 miles south of downtown Salt Lake City. It mixes older farm-era neighborhoods on the east side with Daybreak, one of the biggest master-planned communities in the state, on the west. In the last few years it has also picked up a minor-league ballpark, a new downtown district and a third TRAX station.
For buyers, South Jordan offers newer homes, a lot of parks and good freeway and rail access. The trade-offs are traffic, distance from the ski resorts and a quieter evening scene than Salt Lake City. Here is a practical look at both sides. Where South Jordan Is and How It Has Grown
South Jordan is its own city in Salt Lake County, not part of Salt Lake City. It stretches from I-15 on the east toward the Oquirrh foothills on the west, between West Jordan to the north and Riverton and Herriman to the south. Residents voted to incorporate in 1935, and for decades it was a farming town. In 1978 the city took over its own police, fire, road and building inspection services from the county.
Growth took off after 2000. The 2010 census counted 50,418 residents and the 2020 census counted 77,487, and the Census Bureau estimated another 9% increase by 2023. Much of that growth came from Daybreak, which Kennecott Land began developing in 2004 on about 4,200 acres of former mining company land. In 2022 the remaining roughly 1,300 undeveloped acres were sold to the Larry H. Miller Group, which is building out the community's new downtown.
Who South Jordan Tends to Fit
- Buyers who want a newer home, a planned neighborhood with parks and trails, or both.
- Commuters who work in the south valley or Lehi's tech corridor, or who want TRAX or FrontRunner as an option for trips north.
- People who work for large local employers such as Merit Medical, Ultradent or the Jordan School District.
- Buyers who want a wide range of housing, from townhomes and condos to large custom homes.
It is a weaker fit for anyone who wants a short drive to the Cottonwood Canyon ski resorts, a dense nightlife district or a rural lot far from neighbors.
South Jordan Home Prices
Here is where the South Jordan market stands, from the latest MLS figures:
- Median sale price (latest full month): $566,068
- Median list price of active listings: $586,900
- Median days on market: 42 days
- Sale-to-list ratio: 98.8%
- Active listings: 449
A large share of the city's listings are in Daybreak, which has everything from townhomes near the TRAX line to larger single-family homes around Oquirrh Lake. East of Bangerter Highway the housing is older and more varied, with established subdivisions such as Glenmoor around the golf course. Buyers who want a builder warranty can compare new construction in South Jordan with resale homes, and South Jordan townhomes are the usual lower-cost entry point.
HOAs and planned-community rules
Daybreak homes pay into a community association in addition to any sub-association for townhomes or condos, and the rules cover things like exterior changes, parking and landscaping. Some east-side neighborhoods have no HOA at all. Read the documents and confirm total monthly dues before comparing two homes on price alone. Getting Around
When the commute works
South Jordan is well connected. I-15 runs along the east edge of the city, Bangerter Highway runs through the middle, and Mountain View Corridor runs through Daybreak on the west. The TRAX Red Line has three stations in the city, all in Daybreak: South Jordan Parkway, South Jordan Downtown (opened in 2025) and the Daybreak Parkway terminus, with trains running to the University of Utah. FrontRunner commuter rail stops at a station near 10200 South on the city's east side, with service north to Salt Lake City and Ogden and south to Utah County.
When it doesn't
East-west travel is the weak spot. Getting from Daybreak to I-15 means crossing the city on surface streets such as 10400 South, 11400 South and South Jordan Parkway, and those back up at rush hour. TRAX trips to downtown are long because the Red Line makes many stops. Anyone commuting to downtown Salt Lake City every day should test both driving and transit at real commute times.
Schools in South Jordan
South Jordan is in the Jordan School District. The city's high schools are Bingham High School and Herriman High School, which serves parts of South Jordan along with Herriman and Riverton. School boundaries shift as the southwest valley grows, so confirm the assigned schools for any address with the district.
Is South Jordan, Utah Safe?
South Jordan runs its own police and fire departments, which it has done since taking those services over from the county in 1978. Most of the city is residential, and crime levels vary by area, as they do in any city of this size. For specific numbers, review current South Jordan Police Department reports for the neighborhoods under consideration; crime rankings published online use different methods and change year to year.
Downtown Daybreak and the Salt Lake Bees
South Jordan's newest landmark is Downtown Daybreak. The Ballpark at America First Square opened in April 2025 as the home of the Triple-A Salt Lake Bees, with room for about 8,000 fans. It anchors a roughly 200-acre district planned for a Megaplex theater, shops, restaurants and housing, much of it still under construction. Combined with the South Jordan Downtown TRAX station, it gives the west side a walkable gathering place it did not have before.
Parks and Outdoor Recreation
The city maintains more than 35 municipal parks, and Salt Lake County runs two large regional parks inside city limits:
- Oquirrh Lake (Daybreak): A man-made lake of about 65 acres built in 2005 to store stormwater and irrigation water, ringed by a walking path and used for fishing and paddling.
- Bingham Creek Regional Park: A county park at 10200 South 4800 West planned for about 160 acres when all phases are complete.
- Salt Lake County Equestrian Park: A county park with arenas for horse events.
- Jordan River Parkway: A trail along the river on the city's east side.
- Glenmoor Golf Club and Mulligans: An 18-hole course, plus a family entertainment center with mini golf and other games.

Shopping, Dining and Healthcare
The District, near Bangerter Highway and 11400 South, is the city's main shopping center, with a Megaplex movie theater, Target and a long list of chain restaurants. Daybreak has its own grocery, restaurants and small shops, and Downtown Daybreak is adding more. For medical care, the University of Utah and the Department of Veterans Affairs both operate large clinics in the city, and hospitals are a short drive away in neighboring cities.
The Downsides to Weigh
Distance to the ski resorts
The Cottonwood Canyon resorts are on the other side of the valley. Skiers in South Jordan typically spend more time driving to Brighton, Solitude, Snowbird or Alta than people living in Sandy, Draper or Cottonwood Heights.
Traffic and construction
A city that grew this fast still has roads catching up. Expect rush-hour backups on east-west routes, ongoing construction in west Daybreak and Downtown Daybreak, and busier streets around the ballpark on game nights.
Air quality
Like the rest of the Salt Lake Valley, South Jordan sees winter inversions that trap pollution for days at a time, and summer wildfire smoke from out of state. Buyers with respiratory concerns should keep that in mind for any home on the valley floor.
A quiet evening scene
Restaurants and entertainment tend to be casual and close earlier than in Salt Lake City. Residents who want bars and late-night dining usually head north to downtown or Sugar House.
Utah alcohol rules
Utah law applies here as everywhere in the state: a 0.05% blood alcohol limit for DUI, beer above 5% alcohol and all wine and liquor sold only in state-run stores, and state liquor stores closed on Sundays. New residents from other states often find this the biggest adjustment.
The Real Trade-Off
What buyers get:
- Newer homes and a wide range of housing types
- Three TRAX stations, a FrontRunner station and fast freeway access
- Large regional parks, Oquirrh Lake and dozens of city parks
- A new downtown district with minor-league baseball
What buyers give up:
- A short drive to the ski resorts
- Quick east-west travel at rush hour
- A lively late-night scene
- HOA-free living in much of Daybreak
A Simple Scorecard for Deciding if South Jordan Fits
1. East side or Daybreak?
The east side offers older homes, more lot variety and often no HOA; Daybreak offers newer homes, lakes, trails and TRAX with association rules and dues.
2. Where is the commute?
South valley and Lehi jobs are easy. Downtown Salt Lake City every day is doable but long.
3. Would you use rail?
Homes near the three Daybreak TRAX stations or the FrontRunner station get the most out of transit.
4. How often do you ski?
Weekly skiers may prefer a home closer to the Cottonwood canyons.
5. How do you feel about construction nearby?
West Daybreak and Downtown Daybreak will keep building for years.
Common Mistakes Buyers Make Before Moving to South Jordan
- Comparing list prices without HOA dues. Daybreak master and sub-association fees change the real monthly cost.
- Testing the commute on a weekend. East-west routes look very different at 8 a.m. on a weekday.
- Assuming school boundaries are permanent. They change as new schools open.
- Ignoring what is planned next door. Open land in west Daybreak and near the ballpark is slated for development.
- Overlooking game-night traffic. Homes near the ballpark see more activity during the baseball season.
- Not comparing neighbors. Riverton, West Jordan and Herriman offer similar homes at different price points and commutes.
Is South Jordan a Good Place to Live?
South Jordan works well for buyers who want a newer home, plenty of parks, and real freeway and rail options in the south valley. It is less ideal for those who want to be close to the ski resorts or downtown nightlife, or who would rather avoid planned-community rules.
Bottom Line
South Jordan has grown from a farm town into one of the valley's largest suburbs, and its west side is still being built. Buyers who decide early between the established east side and Daybreak, check HOA costs and test their commute at real hours usually know quickly whether it fits.
