Sales activity is thin, as befits a small, still-developing community: just seven transactions have closed over the past year, with a September 2025 cluster of five homes selling at a median price of $4,295,000 and a 98% sale-to-list ratio, followed by a single June 2026 sale at $13,500,000. Days on market have run low when data exists, often at or near 0, though one October sale took 97 days, reflecting the limited, lumpy sample typical of a new luxury enclave. Schooling is consistent at the high school level, with all homes feeding Wasatch High, while Rocky Mountain Middle (80%) and J R Smith Elementary (75%) serve most, but not all, of the community.
